Terms of Use

1. Booking & Payment

• A 3-night minimum stay is preferred for all bookings.
• If you require a shorter stay, please contact us directly — we can often accommodate special requests.
• Full payment is required at the time of booking unless otherwise arranged.
• All rates, taxes, and fees (including cleaning) are clearly shown during checkout.
• The standard cleaning fee is $300, but it may be reduced for smaller groups or single-bedroom rentals.

2. Check-In & Check-Out

• Check-in: Flexible — we’ll coordinate directly with you for a convenient arrival time.
• Check-out: By 12:00 PM (noon).
• Late check-out may be available upon request and subject to cleaning schedules.
• Please respect cleaning staff arrival times to ensure a smooth transition for all guests.

3. House Rules

• No smoking or vaping inside the cabin.
• No pets unless pre-approved in writing.
• Maximum occupancy: 19 guests.
• Quiet hours: 10:00 PM – 8:00 AM.
• Guests are responsible for any damages beyond normal wear and tear.

4. Safety & Liability

• Guests assume full responsibility for personal safety during their stay.
• Children must be supervised at all times, especially near stairs, balconies, and fireplaces.
• Owners are not liable for accidents, injuries, or loss of personal property.
• Firearms, fireworks, and illegal substances are strictly prohibited.

5. Facilities & Amenities

• Wi-Fi is complimentary but not guaranteed without interruptions.
• Use all appliances and amenities only for their intended purposes.
• We’re happy to offer smaller-space or single-bedroom rentals upon request — please reach out before booking.

6. Emergencies

In case of emergency, call 911 immediately.
Nearest hospital: Beaver Valley Hospital, Beaver, UT.
Fire extinguishers are located in the kitchen and near the fireplace.
First aid kits are in the hallway closet.
